Taos real estate market data: Second Quarter, 2010
Our market showed increased activity in the second quarter,
and Sellers brought more property to market as a result. Inventory
levels were up over last quarter 15% with 912 active residential
listings and up 8% with 1216 active land listings. Pending sales
are up 16% compared to last quarter with 51 residential sales.
Pending land sales remain flat at 22. Residential single family
homes sold during the second quarter increased 10% as compared
to first quarter of this year with 66 units sold. Average price
declined 2% to $266,635, and median price increased 11% to $260,000
while average days on market dropped 34% to 284.

U.S. Census Bureau and the Department of Commerce reported that
the nation’s homeownership rate fell to 67.1% in the first
quarter, the lowest rate since the first quarter of 2000. This
reflects the more than 4,000,000 homeowners displaced by foreclosures
and short sales, and would indicate a strong rental market on
the horizon and an excellent opportunity now for rental investments.
Second quarter mortgage rates reflect record lows according
to Michael Fratantoni, Mortgage Bankers Association’s
vice president of research and economics, with 30 year fixed
rates at 4.67, 15 year fixed rates at 4.06 and five year ARMs
as low as 3.76! How can you benefit from these facts? Well,
let’s assume that five years ago you bought a home and
created a loan for $250,000. Your mortgage payments are $1,580.17
per month for a 30-year mortgage with a rate of 6 1/2%. Your
current balance is $234,027 which you will be paying on for
the next 25 years. Today, you could put that $234,027 perhaps
towards a bigger home, refinance at 4%, and end up with a 15
year mortgage that would cost you $1,731.07 per month (only
about $151 per month more than you are now paying). By doing
this you will take ten years off your mortgage, and you will
be able to pay off your mortgage by the time you are ready to
retire. NAR predicts a net 1 million additional jobs in the
second half of this year and another 2 million in 2011. NAR
reports that pending home sales have risen for three consecutive
months, reflecting the broad impact of the home buyer tax credit
and favorable housing affordability conditions. In short, there’s
never been a better time to buy Taos.

Ski Valley. Eight Northern Nations Arts and Crafts takes
place July 17-18. Cumbres
and Toltec Scenic Railroad runs all summer. Music
