Taos real estate market data: Fourth
Quarter, 2009
There has never been a better time to buy real
estate with federal tax credits, historic low mortgage rates,
and sellers willing to negotiate! First time home owners’
$8,000 federal tax credit is available for properties under
contract by April 30, 2010 with closings by July 1, 2010, and
existing homeowners may qualify for a $6,500 tax credit effective
the same period of time. Year end inventory levels were down
9% with 778 active residential listings and down 13% with 1059
active land listings over third quarter. Only 41 residential
and 11 land listings are currently under contract. Site built
single family homes sold during the fourth quarter declined
10% as compared to third quarter of this year. Average price
declined 5% to $311,600, and median price declined 7% to $270,000;
however, average days on market declined 10% to 266. Number
of sales during the fourth quarter rose 22%, average price remained
stable with a 0.5% decrease, median price rose 8%, and average
days on market declined 15% over last year’s fourth quarter.

Real estate industry news
Economic forecasters predict that 2010 will be the first year
since 2005 for housing to contribute to the growth of the U.S.
economy, according to a survey released by the National Association
for Business Economics.
Home prices are expected to rise 2 percent this year. More than
80% of economists surveyed by the NABE think the recession is
over and recovery has begun. The Pending Home Sales Index, a
forward-looking indicator based on contracts signed in September
2009, rose 6.1% to 110.1 from a reading of 103.8 in August,
and is 21.2% higher than September 2008 when it stood at 90.9%.
The gain from a year ago is the largest annual increase on record,
and the index is at the highest level since December 2006 when
it was 112.8. Because of fear of a relapse, the Federal Reserve
is predicted to leave interest rates low for a few more months.
For young buyers, this is an historic time to purchase, with
tremendous upside potential for amazing gains while investing
when prices and mortgage rates are low. In short, according
to Business
Weekly, if you don’t buy a house now you’re
either stupid or broke!

The 24th annual Taos
Winter Wine Festival runs January 20-25th with seminars
and dinners hosted by the Town of Taos and Village of Taos Ski
Valley. Taos Ski Valley features
ongoing events on the mountain with snow reports and event calendars.
Taos Shortz Film Fest is February 5-7, and the annual Home and
Garden Expo is scheduled for March 27th. Find all local events
